Roof Cleaning Falkirk
A moss-covered roof does more than just look tired from the street. Moss holds moisture against tiles, works its way under overlaps, and over time can contribute to tiles lifting, cracking, or letting water through in a way a clean roof simply doesn't. Steam King provides roof cleaning across Falkirk and Denny, using a soft wash approach that removes moss, algae, and lichen without the high pressure that can damage or dislodge tiles.

The whole approach
Why We Use Soft Washing,Not High Pressure
Direct pressure washing on a roof is one of the most common causes of accidental roof damage we see. Roof tiles, whether slate, concrete, or clay, aren't designed to withstand a close-range, high-pressure jet, and forcing water underneath overlapping tiles can push moisture into the roof structure itself rather than just cleaning the surface. It can also strip the granular coating off some tile types, leaving them more exposed to weathering afterwards.
Soft washing works differently. We apply a specialist cleaning solution that treats moss, algae, and lichen at a low pressure, allowing it proper dwell time to break down growth at the root rather than blasting it off the surface. This gets a thorough clean without the tile damage, granule loss, or risk of forcing water into the roof space that high-pressure methods can cause.
Growth
What We Remove
Moss
, the most common issue on roofs across Falkirk and Denny, particularly on north-facing slopes and roofs shaded by nearby trees. Moss growth between and under tiles is a genuine structural concern over time, not just a cosmetic one.
Algae and green staining
, which spreads across tile surfaces in damp, shaded conditions and, left untreated, gradually darkens the whole roof.
Lichen
, which tends to appear as light grey or orange-tinted patches on older roofs and can be more stubborn to remove than moss or algae alone.
Slate, concrete, clay
Roof Tile Cleaningby Material
Different tile materials need slightly different consideration. Concrete tiles are generally the most tolerant of cleaning, though older concrete tiles can be more porous and hold onto staining. Slate tiles need particular care, since they can be more brittle and prone to cracking under excess pressure or foot traffic during the job. Clay tiles sit somewhere in between, generally durable but worth treating carefully around any existing wear.
Whatever the material, our approach stays the same: soft washing rather than high pressure, giving cleaning products time to work rather than relying on force.
Roof Moss Treatment
Removing existing moss is only half the job if regrowth isn't addressed. We cover biocide treatment specifically, which slows down how quickly moss and algae return after cleaning, on our roof moss and biocide treatment page, which goes into more detail on this side of things for anyone whose main concern is preventing the problem coming straight back.
Conservatory and Garage Roofs
Conservatory roofs and garage roofs are cleaned using the same soft wash principles, though they come with their own considerations, polycarbonate or glass conservatory roofing needs a different approach to tiled roofing, and we cover this specifically on our conservatory cleaning page.
Access and Safety
Roof work is carried out with proper access equipment and full attention to safety, both ours and your property's. We don't walk directly on tiles unnecessarily, which is part of why the soft wash approach from ground level or safe access points works well, it minimises the need to be up on the roof itself compared to methods that require direct contact cleaning.
What to look for
Signs Your RoofNeeds Cleaning
A roof that's visibly green or has patches of moss building up along ridge lines and valleys is the clearest sign. Less obvious signs include gutters filling with moss debris washed down from the roof, or a general darkening of the roof that's crept up gradually enough that it's easy not to notice until you see an old photo of the house for comparison.
Pricing
Roof cleaning is priced based on the size and pitch of the roof, the tile material, and how established moss and algae growth currently is. A straightforward, lightly affected roof is a different job to one with heavy moss coverage built up over many years. We'll give you a proper quote once we've had a look, whether in person or from photos, and that's the figure you'll pay.

Yes, soft washing is specifically chosen because it's gentle enough for slate, concrete, and clay tiles, unlike high-pressure methods which carry a real risk of damage.
Moss regrowth is likely over time without further treatment, which is why many customers combine a clean with a biocide treatment to slow regrowth. More on that is on our roof moss and biocide treatment page.
We minimise direct roof contact wherever possible, using appropriate access equipment and the soft wash approach to clean effectively without unnecessary foot traffic on tiles.
It varies significantly based on shading, tree coverage, and roof orientation, but many roofs benefit from attention every few years, sooner if moss is a persistent problem.
Yes, roof cleaning often reveals gutters that need clearing too, since moss and debris wash down during the process. We're happy to quote for both together.
