Roof Moss & Biocide Treatment Falkirk

Cleaning moss off a roof deals with the problem you can see. Biocide treatment deals with the problem coming straight back. Steam King offers roof moss removal and biocide treatment across Falkirk and Denny, aimed specifically at customers who've had a moss problem before, whether cleaned by us or someone else, and want to actually slow down how quickly it returns.

Spores are everywhere

Why Moss KeepsComing Back

Moss spores are airborne and effectively everywhere. Once a roof has had moss growing on it, the surface texture, especially on older or more porous tiles, tends to hold onto spores and moisture more readily than a roof that's never had a moss problem. Shaded, north-facing roofs and those under or near trees are particularly prone to repeated growth, since the conditions that caused the original problem haven't gone away just because the roof's been cleaned.

Without further treatment, most previously mossy roofs will show new growth within a year or two, sometimes sooner in particularly damp, shaded spots.

Not standard on every job

Roof Scrapingfor Heavy Moss

Where moss has built up thickly over several years, particularly along ridge lines, valleys, and tile overlaps, a soft wash alone sometimes isn't enough to shift the bulk of the growth. In these cases, we carry out careful roof scraping first, physically removing heavy moss build-up by hand before the soft wash and treatment stages, rather than relying on chemical treatment to break down years of accumulated growth on its own. This is done carefully to avoid damaging tiles underneath, and isn't something we do as standard on every job, only where moss coverage genuinely calls for it.

What Biocide Treatment Actually Does

Biocide treatment is applied after the roof has been properly cleaned, whether that's a standard soft wash or a scrape-and-wash for heavier moss. The treatment is designed to inhibit regrowth of moss, algae, and lichen on the treated surface, extending the time before the roof needs full cleaning again. It doesn't make a roof permanently moss-proof, no treatment genuinely does, but it meaningfully slows the cycle compared to cleaning without any follow-up treatment at all.

Is Biocide Treatment Worth It?

For a roof that's had a persistent, recurring moss problem, or one in a particularly shaded, damp position, we'd generally recommend it. The cost of treatment is modest compared to the cost of a full roof clean, and if it buys you an extra year or two before that's needed again, it tends to be worth it for most customers. For a roof with a light, first-time moss issue in a fairly exposed, sunny position, it's more of an optional extra than a necessity, and we'll give you an honest view on which category your roof falls into.

Assess, wash, treat

Our Process

  1. We start by assessing how established the moss problem is and whether scraping is needed before the wash stage. We then soft wash the roof to remove existing moss, algae, and lichen, covered in more detail on our roof cleaning page, before applying biocide treatment once the surface is properly clean. Throughout, we use access equipment and techniques designed to minimise direct contact with tiles, protecting the roof from the kind of damage a more aggressive cleaning method could cause.

Realistic expectations

How Long DoesTreatment Last?

Biocide treatment typically extends the gap before regrowth becomes an issue again by a meaningful margin compared to cleaning alone, though the exact timeframe depends on the roof's orientation, shading, and tile type. Heavily shaded, north-facing roofs will generally see growth return sooner than more exposed, sunnier roofs, regardless of treatment. We'll give you a realistic expectation based on your specific roof rather than a blanket figure.

Pricing

Pricing depends on roof size and pitch, how much scraping is needed, and whether treatment is applied alongside a full clean or as a standalone follow-up visit to an already-clean roof. We'll give you a proper quote once we've assessed the job, whether in person or from photos.

Questions

FrequentlyAsked Questions

  • No treatment offers a permanent guarantee, but biocide treatment meaningfully slows regrowth compared to cleaning without follow-up treatment.

  • Done carefully, yes. It's reserved for roofs with genuinely heavy moss build-up and carried out in a way that avoids damaging tiles underneath.

  • It varies by roof, but many customers find treatment worth reapplying every few years, particularly on shaded or north-facing roofs.

  • Treatment works best on a properly cleaned surface. If your roof already has significant moss, we'd recommend cleaning first, then treating.

  • No, biocide treatment is designed to inhibit regrowth without altering the tile's appearance.
